Immobilier : Tout ce qu’il faut savoir sur le marché de la location d’appartements au 1er trimestre 2020

Le portail spécialisé, Mubawab, décrypte les chiffres clés du marché de la location longue durée pour les appartements au Maroc au premier trimestre 2020.

Dans son tensiomètre des loyers 2020, Mubawab souligne qu’en 2020, 42% des appartements disponibles à la location longue durée sont meublés, contre 46% en 2019.

Une baisse qui, selon le spécialiste, traduit certainement l’adaptation de l’offre locative à la demande locale. De même, en 2020, pour un appartement neuf, il faut compter en moyenne un loyer de 10 400 DH/mois, contre 9 600 DH/mois en 2019.

« À titre de comparaison, pour un appartement ancien, il faut compter un loyer moyen de 9 700 DDH/mois en 2020, contre 9 100 DH/mois en 2019.

Il est également intéressant de mettre en valeur la proportion neuf/ancien de l’offre locative :

en 2020, il y a 3 fois plus d’appartements anciens que d’appartements neufs, contre 5 fois plus en 2019.

La tendance va indéniablement vers un remodelage de l’offre », précise Mubawab.

Par ailleurs, dans le classement des villes avec les loyers les plus élevés,

Bouskoura, Rabat et Casablanca

arrivent en tête de liste avec respectivement 12 500, 9 800 et 8 900 DH/mois.

A l’inverse, les villes avec les appartements à la location les moins chers sont

Deroua, Khouribga et Ouarzazate,

avec respectivement 1100, 1300 et 1400 DH/mois.

« Il y a un troisième indicateur qui influe sur les prix de la location au Maroc – et pas des moindres – il s’agit de la superficie du logement.

En moyenne, en 2020, un appartement vide en location fait 110 m² contre 122 m² en 2019.

Un appartement meublé fait en moyenne, en 2020, 95 m² contre 101 m² en 2019 »,

poursuit le spécialiste de l’immobilier au Maroc,

ajoutant que l’on observe une baisse de superficie dans l’offre d’appartements à la location de l’ordre de -8%.

L’aménagement intérieur constitue aussi un autre indicateur qui influe beaucoup,

souligne Mubawab. Selon le tensiomètre, le loyer d’un appartement avec balcon,

à titre d’exemple, est supérieur de 21% qu’un appartement sans balcon.

« Avec le tensiomètre locatif, Mubawab entend donner des indicateurs tangibles aussi bien aux particuliers qu’aux professionnels.

Nous apportons une réponse immédiate aux locataires pour évaluer le marché avant de chercher une location,

aux propriétaires pour situer leur bien sur le marché,

aux investisseurs pour évaluer le marché du parc privé,

et, enfin, aux promoteurs pour déterminer les villes où construire et les types de logements à réaliser en priorité »,
